Screening-level assessments

All environmental intelligence products delivered by Grayscale Geospatial LLC ("Grayscale") are screening-level assessments based on publicly available federal and state geospatial data. They are designed to inform planning, scoping, and decision-making. They are not a substitute for:

  • Professional field surveys or biological assessments
  • Phase I or Phase II Environmental Site Assessments (ESAs) conducted under ASTM E1527 or E1903
  • Engineering design, including structural, civil, or hydraulic engineering
  • Legal counsel regarding environmental compliance, permitting, or regulatory obligations
  • Wetland delineations conducted under U.S. Army Corps of Engineers protocols
  • Formal endangered species consultations under Section 7 or habitat conservation plans under Section 10 of the ESA

AI-assisted analysis

Grayscale Geospatial uses artificial intelligence and automated agents to query databases, synthesize data layers, perform spatial analysis, and draft preliminary findings. All AI-assisted analysis is reviewed by a qualified professional before delivery to clients. We disclose the use of AI-assisted methods in our deliverables.

AI-assisted tools may produce errors, omissions, or interpretive artifacts. Our professional review process is designed to catch and correct these, but no analytical process is infallible. Confidence levels and known limitations are documented in each deliverable.

Data sources and limitations

Our assessments draw on over 20 federal and state geospatial databases, including FEMA NFHL, USFWS NWI, USFWS ECOS, EPA FRS, USDA SSURGO, USGS NHDPlus HR, USGS NLCD, USGS PAD-US, USFS WHP, GBIF, NOAA SLR, CDC EJI/SVI, FHWA NHPN, and OpenFEMA, among others.

These databases are maintained by their respective agencies and are subject to update schedules, coverage gaps, spatial resolution limitations, and data vintage constraints that Grayscale does not control. We report the data vintage and access timestamp for each source used in every deliverable. We do not warrant that the underlying data is error-free, current, or complete.

Regulatory and permitting decisions

Our products identify potential regulatory triggers and estimate permitting complexity. These identifications are based on spatial proximity analysis and publicly available regulatory boundaries. Actual regulatory applicability is determined by the relevant agency with jurisdiction. Our assessments should not be interpreted as legal determinations of regulatory status.

Cost estimates

Where our deliverables include cost estimates (e.g., FHWA planning-level crossing structure costs, permit timeline projections, cost-of-delay analyses), these are estimates based on published planning-level methodologies and historical data. Actual costs may vary significantly based on site-specific conditions, material prices, labor markets, design requirements, and regulatory processes.

No professional-client relationship from website use

Visiting this website, reading its content, or contacting us through email does not establish a professional-client relationship. A professional engagement exists only when both parties have agreed to a written scope of work, proposal, or engagement letter.

Limitation of liability

Grayscale Geospatial LLC's liability for any claim arising from a consulting engagement is limited to the fees paid for the specific engagement giving rise to the claim. We are not liable for decisions made on the basis of our assessments, including decisions to proceed with or abandon land acquisition, development, conservation, or grant applications.
